Impact Window Replacement: Single-Hung to PGT WinGuard in Royal Oaks
The homeowner in Royal Oaks had a window that wouldn’t lock properly after Hurricane Irma’s wind pressure stressed the frame. We measured the rough opening at 36 inches by 52 inches, found the sill had deflected 3/16 inch from water intrusion, and specified a PGT WinGuard vinyl impact-rated unit with laminated glass. The new window carries a 0.30 U-factor and Miami-Dade HVHZ approval. We pulled the permit, passed inspection, and the photo record shows the sightline measurement, the deflection reading, and the final glazing bead detail.
Sliding Glass Door Replacement: CWS Targa in Miami Lakes East
A family in Miami Lakes East called because their slider needed two people to move and rainwater pooled on the track. We found the bottom rail had corroded through at the weep holes, the stainless rollers had flattened to ellipses, and the meeting stile gapped 1/4 inch when “closed.” We specified a CWS Targa impact-rated replacement with stainless steel tandem rollers and a multi-point lock system. The new door rolls on one finger and the interlock seals without the old slam-and-lift routine.
Custom Geometric Window: Trapezoid Above Entry in Highland Gardens
The previous owner in Highland Gardens had covered a trapezoid transom with plywood after the original leaked. We removed the board, found the header had stayed dry but the sheathing showed staining from capillary action at the old nailing fin. We templated the opening on-site - 48 inches at the base, 18 inches at the head, 24-inch rise - and ordered a CGI Estate Collection custom trapezoid with low-E glazing and factory-applied integral flange. The photo record includes the template, the dry sheathing confirmation, and the silicone-back-rod installation at the head flashing.
Energy-Efficient Window Package: Whole-Home Replacement in Main Street Miami Lakes
A homeowner on Main Street Miami Lakes faced summer cooling bills over $400 with the AC running constantly. We blower-door tested the envelope, found the original non-impact aluminum windows at 0.90 U-factor with clear glass, and specified an ECO Window Systems vinyl-framed low-E package for fourteen openings. The new units rate at 0.28 U-factor and 0.23 SHGC. We documented each rough opening, the existing trim condition, and the final insulation backer rod at the perimeter. The measured survey they keep shows every opening dimension and the specified performance values.
Impact Garage Door: Mr-Glass Therma-Tru in Country Club of Miami Lakes
A homeowner in Country Club of Miami Lakes needed garage door replacement after their insurance inspection flagged non-compliance with the 2020 Florida Building Code. We found a non-rated steel pan door with no reinforcement posts, a failed bottom seal letting water sheet across the slab, and a 3/4-horsepower opener straining against binding track. We specified a Mr-Glass impact-rated garage door with Therma-Tru hardware, reinforced stiles, and wind-load certification for 170 mph. The photo record shows the original door’s lack of Miami-Dade notice of acceptance, the new door’s label, and the track plumb check.
Patio Door Conversion: French Door to ViewLux Multi-Slide in Royal Palm
A couple in Royal Palm wanted to open their living room to the patio but their inswing French door pair consumed floor space and the screen door had never tracked straight. We measured the structural header capacity, found it adequate for a wider opening, and specified a ViewLux multi-slide impact-rated system with four panels on two tracks and a flush sill. The integrated screen retracts into the jamb. The photo record documents the header verification, the sill pan installation with end dams, and the final panel alignment to 1/16 inch.
